TERRITORIAL MARKET INTELLIGENCE
In the development of this MVP, my focus as a designer is on translating the complexity of KS's proprietary methodology, such as the Potential Demand Index (PDI), into a fluid and accessible navigation experience. The interface was designed to organize data from multiple sources, such as IBGE and Google Maps, allowing micro and small entrepreneurs to clearly visualize thematic maps and feasibility matrices, eliminating guesswork when choosing commercial locations.

The design work for the interface is currently in progress, focusing on creating an interactive georeferenced dashboard that removes the need for login to facilitate quick data access. The ultimate goal is to ensure that the technical delivery, which includes market density analysis and socioeconomic profiles, is accompanied by a dynamic and professional visualization, empowering the client to make strategic decisions with total autonomy.
1. Context
In 2016, during one of his professional experiences, a Statistician worked with construction companies and developers who commissioned market research to assess the feasibility of new real estate developments. At that time, he developed an MVP that offered georeferenced sociodemographic analysis using 2010 Census data, which directly supported these entrepreneurs' decision-making. However, the demands were ad hoc, which limited the scalability of the solution, and there was already a strong interest among clients in accessing this information through a web platform that provided data in a continuous and structured way. To this day, there is no solution with this focus specifically for the state of Goiás, and our proposal is to use the 2022 Census data to fill this gap, exploring a large untapped market potential in the region. Today, as a product of KS Consultoria Estatística, this Landing Page aims to reach potential clients who want to collaborate with the MVP that is being produced with my collaboration.
2. Problem
Entrepreneurs who want to evaluate a region's potential to open or expand their business largely depend on hiring customized market research. This model, besides its high cost, requires long lead times and makes it impossible to analyze multiple scenarios, making the decision-making process slow, expensive, and limited. Consequently, many entrepreneurs end up making strategic decisions based on incomplete or outdated information, increasing investment risk.
3. Solution
The solution lies in the creation of a SaaS platform that utilizes official Demographic Census data and ad hoc research to offer geographic, population, and sociodemographic analyses in an agile, accessible, and scalable manner. Instead of depending on expensive and time-consuming research, the entrepreneur will be able to simulate scenarios, compare regions, and identify opportunities in a matter of minutes, based on reliable and up-to-date information. In this way, the decision-making process becomes faster, more cost-effective, and data-driven, reducing risks and democratizing access to market intelligence.

4. Next Steps
This project represents the evolution of a validated solution in the real estate market into a scalable and modern SaaS platform, focused on filling a critical market intelligence gap in the state of Goiás. The development of the MVP is well underway, merging the rigor of advanced statistics with an interface designed to transform complex data into clear strategic decisions.
